The Los Miradores development has existed since 2005. Common areas, roads and infrastructure have have existed since 2006. Los Miradores is located north of downtown San Juan del Sur with ocean view to Nacascolo beach. The development currently has 31 lots, with 13 houses built or under construction. They are in the price range of U$40,000 to U$60,000. The onsite water system stores water in a cistern at the bottom of the development. Water then pumps to the top of the hill and fill the individually tanks three to four times a week using a gravity flow system. Each owner is responsible for his tanks and for any lines from his water meter to his property or home. Water costs are U$3 per cubic meter. Also, if excess water is required during construction, or for filling a pool, owners will be asked to truck water. Owner fees renew annually on March 1. Current lot rates are U$533 and properties with houses cost U$913. Fees are subject to change based on the needs of the annual budget. All lot owners are responsible for clearing weeds from their lots. Development representatives can help someone outside the area find assistance if needed. There are guards at the bottom of the property who watch the entrance from 7:00 p.m. until 6:00 a.m. Additionally they will take a verification ID for drivers who do not live in the development and write down the license plate numbers. Several homeowners employ private security companies or have full-time caretakers who monitor their homes at night. A “lot” becomes a “house” when one of the following occurs;
